Raven can run or advise on the full cycle of a project held to national standards, staffed and managed locally, so representation maintains consistency from first pursuit through leasing and asset turnover.

Lender Sourcing & Vetting

Identifying and vetting lenders, and the financial groundwork a project needs before capital is committed.

A straight read on what the market will actually support, grounded in industrial assets underwritten and delivered in it.

Design Team & Contractor Consulting

Finding and vetting design consultants and general contractors, including a hard look at the subcontractor list at buyout.

Schedule & Cost Control

Tracking schedule, cost, and execution against the plan, with slippage called early rather than reported late.

Closeout & Lease Review

Final closeout, plus lease review and commentary so the document matches what was actually built.

We work in one region on purpose. A developer hiring from out of state has no way to judge which general contractors in Pennsylvania and New Jersey are worth the risk, or which names on a subcontractor list should give them pause. That knowledge is built locally over years, and can be costly to learn in the middle of one project.

Founder & President

Caleb founded Raven Industrial and leads it as President. He built his career on job sites before he ever built a balance sheet, starting in general contracting, then moving into development and development management, and most recently serving as Vice President of Development and Construction at Sterling Consumer Logistics Properties.

Market location, site configuration, building design, financial scrutiny. The discipline those projects demanded is the standard Raven works to across Pennsylvania and New Jersey.

Our roots are in development.

Raven Industrial was founded on national industrial development. Class A logistics, cold storage, and distribution projects from 35,000 to over 1,000,000 square feet. It is a business we intend to grow back into as conditions allow, and the standards behind it have not gone anywhere.
